Troy Nichols, President/Owner
Troy Nichols is the President of Nichols Realty, Inc (dba Shore Capital) and has helped hundreds of homeowners and investors buy, sell, or finance millions of dollars of real estate over the last 13 years. As a 23 year Poway native he's quite knowledgeable of property across San Diego County, as well as South Orange and Riverside County.
In 2006 Troy added the ability to service his client's financing needs by providing wholesale rates & terms, and in 2009 he started a short sale processing company to ensure the successful closing of his client's short sale escrows. After the market took its drastic turn in 2007 the short sale niche has found Troy; since then, he and his team are proud to have a 95%+ short sale closing ratio where the industry standard is below 50%.
In his spare time Troy loves spending time with his wife of 15 years and their 3 kids, riding his dirtbike anywhere he gets the chance, playing poker with his buddies at the home game, hacking a round of golf or two, or playing piano for his church worship band.

 Liv Stivers, Director of Operations Liv Stivers grew up in Poway and graduated from Poway High in 2000. Fresh out of High School she began her career in real estate and in 2001 she successfully obtained her real estate salesperson license.
Liv has worked with Troy for the last couple years and essentially "runs the office". She is Troy's Listing Coordinator, Transaction Coordinator, and Short Sale Processor. As Troy's business continues to grow she continues to assume more and new responsibilities, handling each exceptionally.
Liv recently had her first child, a daughter, and is enjoying being a first time mommy. She also enjoys spending time with her family and friends riding her banshee in the dunes and boating at the river/lake.

 Tim Szucs, Escrow
Tim is an Escrow Officer and Branch Manager of the Fidelity National Title Escrow Division in Encinitas. He has been with Fidelity for the past 15 years and is proficient with Short Sales, REO Transaction, Re-Sale Transactions, Commercial, Seller Carry-Backs and Refinances.
With not much free time putting 2 kids through College he still finds the time to go riding in the Desert and also enjoys the Lake/River in the Summer Months with his Family and Friends.
Angie Bier, Escrow
Angie has been following in Tim’s footsteps and working with his Escrow Unit for the past 9 years. Angie has a very strong Customer Service side to her which helps assist our clients in a smooth transaction.
She maintains her full time status with the company while raising her daughter. Angie enjoys traveling to the Caribbean and back east visiting Family. She also enjoys going to local concerts with her Friends.

 Mickey Stonier, Buyers Agent
Mickey is a buyer's agent for Troy and is also working as Director of Business Development. He was born and raised in San Diego and graduated from Horizon High School in Clairmont Mesa. After managing San Diego’s biggest sailboat and kayak dealership he began his career in real estate as a loan officer and earned his Real Estate salesperson license in 2007.
As a recently married man Mickey enjoys spending time with his new wife. Of course, he can also be found swinging a club or two on a nearby golf course.
