Troy Nichols, President/Owner

     Troy Nichols is the President of Nichols Realty, Inc (dba Shore Capital) and has helped hundreds of homeowners and investors buy, sell, or finance millions of dollars of real estate over the last 13 years.  As a 25 year Poway native he's quite knowledgeable of property across San Diego County, as well as South Orange and Riverside County. 

     In 2006 Troy added the ability to service his client's financing needs by providing wholesale rates & terms, and in 2009 he started a short sale processing company to ensure the successful closing of his client's short sale escrows.  After the market took its drastic turn in 2007 the Short Sale niche found Troy; since then, he and his team are proud to have a 95%+ short sale closing ratio where the industry standard is below 50%.

     In his spare time Troy loves being with his wife of 17 years and their 3 kids, riding his dirtbike anywhere he gets the chance, going to the river and dunes, playing poker with his buddies at the home game, and hacking a round of golf or two every now and then.

Liv Stivers, Director of Operations

     Liv Stivers grew up in Poway and graduated from Poway High in 2000. Fresh out of High School she began her career in real estate and in 2001 she successfully obtained her real estate salesperson license.

     Liv's been working with Troy for the last few years and essentially "runs the office". She is Troy's Listing Coordinator, Transaction Coordinator, Short Sale Processor and everything else in between.  As Troy's business continues to grow she continues to assume more and new responsibilities, handling each exceptionally.

     Liv recently had her first child, a daughter, and is enjoying being a first time mommy.  She also enjoys spending time with her family and friends.

Bonnie Nichols, Title Rep and Director of Client & Community Relations

     I'm really proud to say my beautiful wife is now on board!  She is now our title rep and she has also started a new division within the company called "Client & Community Relations".  Our first kick-off event for this new division is "Operation Haiti" and Bonnie did a phenomenal job organizing the entire thing.  Operation Haiti is where a local elementary school of 700 kids filled 700 backpacks full of school supplies and shipped them directly to needy kids in Haiti through a local Poway based non profit organization called Friends & Family Community Connection.  Nichols Realty is extremely proud to be sponosring this event and is even more excited to sponor events just like this in the future.

     In her spare time (wait, she doesn't have any spare time :) Bonnie enjoys being a mom to our 3 little munchkins, hangin' with her hubby on date nights or at a good summer country concert, riding horses, spending time with her girlfriends, and of course going to the river & desert with family & friends.
